Title: Virtual Airbnb Property Manager Assistant Schedule The times are set in Pacific Standard Time. Monday - 2pm to 10pm Tuesday - 2pm to 10pm Wednesday - 9am to 5pm Thursday - 2pm to 10pm Friday - 2pm to 10pm Saturday - 9am to 5pm Sunday - Off

Job Description: We are looking to give the opportunity for a virtual assistant to become a Virtual Airbnb Property Manager Assistant. Our company is located in the San Francisco Bay Area in California, United States. We manage short term rentals and monthly rentals for our clients to achieve the maximum amount of profit on their investment.
Position will be part-time at first then will quickly become a full time position depending on your performance.

As a Virtual Airbnb Property Manager Assistant, you will be helping us with many parts of the business daily. We want you to be able to think on your feet and also be able to follow standard operating procedures.

As a Virtual Airbnb Property Manager Assistant you will mainly be in charge of all property rental listings. You will be changing pricing, reviewing calendars, writing the marketing descriptions, and changing details for each one. In addition, you will also be coordinating the cleaners for cleaning and handyman for maintenance.

You will also be in charge of marketing the properties and the property management business.

When you get better at managing the rentals, then you will help setup new properties.

Responsibilities include: Customer Service

  • Customer support in calls and out calls to guests.

Property Listing Management

  • Create descriptions for property listings on Airbnb, Homeaway, VRBO, and also for advertisements.
  • Update property listings with any changes or new details.
  • Review calendar, optimize listings, and create new listings.

Pricing Management

  • Update and monitor pricing for all rental properties based on local events and conferences, comparable properties, market reports, and holidays.
  • Strategically change pricing for the maximum amount of income.

Marketing

  • Create social media advertising on Facebook and Instagram.
  • Research articles and blogs to post on social media pages.
  • Create email advertising to send to property owners and real estate agents.

Vendor Coordination

  • Send cleaner schedules whenever a booking or reservation is made, changed, or cancelled.
  • Send tasks to cleaners based on what needs to be done in the property.
  • Interview vendors to negotiate and receive several bids for the best pricing and quality.
  • Schedule and coordinate handyman, electricians, contractors, and etc to go to the property to perform their task.

Project Management

  • Assist with the furnishing and completion of project specific tasks as required to meet or exceed the expectations of the client and fulfill our contractual obligations.
  • Maintain and follow-up on project open items.
  • Review and analysis of potential changes to budget or schedule.
  • Monitor budget and schedule including updating and maintain web-based project management apps.
  • Special projects as required.
  • Manage the field of operations from cleaners to handyman to get properties ready to be rented.
  • Schedule tasks including, but not limited to, inspections, property repairs, staging, and utility transfers. Review inventory and inspection notes to make sure each and every property is up to the GNS standard.
  • Manage and update all inventory and purchase lists in coordination with the interior designer.
  • Utilize project management tool for tasks.
  • Identify and create process improvements.

Administrative Tasks

  • Research and due diligence on topics relating to the business and create short reports to present to owners.
  • Miscellaneous special projects and tasks.

Education and Experience

  • A minimum of a College Degree
  • 2 years of Data Entry & Administration experience
  • 2 years of Airbnb Management or Airbnb Customer Support experience
